Here are some methods I have used so far.Free Sources:- information, or free internet search like switchboard.com- pipl.com (not too bad for free - finds social networking sites too)- Courthouse records (shows previous subpoena addresses and if they have a driving offence their date of birth in my county.

Personally, I just communicate with my tenants that we keep the HVAC (in florida so rarely need the furnace) above 68 degrees at all times, and that it is best to keep the HVAC above 74 degrees during the hotter afternoons where the ambient temp is in the 90s.

I have actually managed to save up enough for multiple down payments around 20% as i have been here for 5+ years and not been able to qualify for credit (due to history length) so i have been pursuing the 20% conventional method initially.
