It's filled with blight and really on the edge of collapse...not uncommon in these small towns...I'm sure folks from Mansfield think it's great and that's fine.Ohio has 3 major cities, Columbus being by far the largest and most stable with exponential continued growth.

I keep reading articles and seeing videos of people saying the housing market is on its way to a collapse. 

Shortly after moving out and a tenant moved in, the bedroom ceiling collapsed due to excessive weight and inadequate ventilation in the attic, requiring replacement of ceilings throughout the entire house at enormous expense.

Lots of people were saying the market had peaked in late 2019 & buyers were overpaying for deals.They weren’t wrong (just watch how many class C deals end up as NPLs & REOs in 2022/2023) but I still bought a great property at a great price.The fact the market is in a bubble doesn’t mean YOU have to participate in the bubble.The fact of the matter is that when prices collapse like they did in 2008, you can blindly purchase almost ANYTHING & you’ll do alright, simply because a low basis compensates for so much. 

That happened to me twice, after the 2008 Collapse of our Economy.

Always check for soil deformations/collapse in case a body (or Tiger) had been buried there lol

The last time the market collapsed, everyone’s cash froze and they had little of it.

I watched all I had worked for, and all I’d hoped to accomplish, collapse around me.  

When I started investing it was '09', the world was collapsing around us, every day everything was worse than the day before, people were talking about prepping for the end of the dollar and government, crazy end of the world stuff.

We sold our Hillsborough River property for a profit, ten years after the 2008 Economic Collapse and consider ourselves lucky.
