@Mike AlberCheck out the websites of commercial realtors like Marcus and Millichap...Century 21 commercial..Or speak to a commercial real estate agent...Some newbies don't realize that above 4 units most apartment buildings are commercial.

Our realtor sent us this message and I’m curious about this “century 21 transaction management fee”.

In Houston houses remain standing and inhabitable for over a century.

This started to change as the decade and the century closed out.

In my area many of the multi family conversion houses are late 19th-early 20th century construction and will not have any insulation in the walls unless they have already been renovated.

So you won't get to take cash out....unless you found the deal of the century or something....but the other 2 aspects make it beneficial.
