Hey @Mike Allen, I use the Schlage Encode Smart Wifi Deadbolts at my STR - one for the front porch door into the property (it's a duplex), a second for the main entry door into the upstairs unit itself, and then one on the supply closet in the unit for our cleaning team.I don't have any third party management software in place at the moment, and therefore can't speak to the integrations at this point in time.

The real estate in this case also happened to be phenomenal and McD's crushed it out of the location so not only did the interested parties feel that they could take a lower return in exchange for the lower perceived risk that McDonald's would ever close this location but they also knew that the underlying real estate had inherent value and they wouldn't be left holding a bag if McDonald's ever did close that location.I would also note that there are other things to be cautious of when reviewing deals on a cap rate basis.

From my part, I analyze the property's location, neighborhood growth, appreciation factor, the average rents using some paid tools, and crunch some numbers for them to let them know the CoC return, cash flow, and more etc.

@Thomas Richardson As @Mike Grudzien mentioned, reading my book doesn't exactly tell you how to "pitch" to private lenders but it does help you understand how to present deals to novice or new PMLs within your network by being able to show them how you'd protect and safeguard their capital with things like equity protection, title insurance policy, loss payee on your property insurance policy, going through a third party title and escrow or attorney to close the loan, etc.
