I do have multiple income sources; rentals took over as the largest about 5 or 6 years ago, just a few years before I retired from a career in military/local government.

Finding quality tenants is certainly a legitimate concern that every investor has had at some point in their career.

While the former presents a classic investment opportunity, the latter has caught my eye for its unique and potentially lucrative approach.As someone relatively new to this field, I'm aware that there might be aspects I haven't considered or opportunities I'm overlooking.

We are excited and eager to do things right, and we are willing to take reasonable risks.Some background: First I was a musician (two degrees), and now I'm an actuary (career switch when the pandemic started).

I started my career with rentals.

I have no family or friends that expertise in the field that could possibly guide and or help me through the journey and im not financially equipped to pay for a good mentor. so, meanwhile, i just research and plan.... 

The partners spent their careers in retail real estate and made a ton of money.  

It seems quite high to me, especially considering I'm still relatively new to this field.

Now, I'm excited to turn this passion into a career, and any insights you can offer would be invaluable.I believe in the power of connection and collaboration, which is why I'd love to network and connect with others in the industry.
