@David Matthew I hate the thought of giving up the sub 3.5% loans but if you're ROE is sub 4% then I believe you're having the right thought process if a cash out refi or heloc isn't feasible right now.

For someone that's not as conservative, or a different view on the cycle, they might have a different opinion than me on all of this.2) Sponsor quality check: (takes about 45 minutes per deal)I believe that a great sponsor can take an average looking deal and make it great, and that in mediocre sponsor can take a fantastic looking deal and make it bad (especially if there is a severe recession).

Not may people know this is a requirement and certification has to be obtained by Landlords doing their own management to management companies as they believe we are acting as contractors.

I believe in Florida, HOA liens have priority as of the recording of the declaration of the restrictions except for first mortgages where the lien has priority as of the recording of the lien.
