The fact that it's taken you a month to find contractors for basic repairs demonstrates you are incapable of performing as a property manager on this particular home.I request termination of the contract and a return of my earnest money deposit no later than April XX, 2018.If they refuse, hire an attorney.I don't know your state law or your contract but the seller typically can't do anything to you for walking away from the deal.

But I am also very attentive to their concerns/issues and I have beautified the property and added parking since taking over from a "professional" landlord who sucked a fortune out of the property.If I had a tenant who is complaining unnecessarily then I would look to terminate their tenancy ASAP.

There is a certain health ratio for restaurants after food and labor costs.You need to figure out what you want the ground rent to be based on all the costs involved and how long you want to hold the property.Generally the longer the primary ground lease the more value it can have for resale unless the tenant want given a sweet heart deal with little to no rental increases.What tenants often want is FLEXIBILITY in termination clauses and short primary terms with options.

In addition to the fee of 1 months rent the are also responsible for the rent for the rent for the rest of the term of the lease or until another acceptable tenant is procuredI would send an email referencing the paragraph in the lease agreement as it would be better for them to just pay for the 6 weeksIf I was comfortable that the property could be rented within a month and they were otherwise good tenants, I would agree to terminate for a fee of 1 months rent

If able, I recommend inspecting 3-4 months after they move in and then 3-4 months prior to lease termination.
