I like that once you set it up, it's completely automated and just transfers the rent money from the tenant's bank account to mine each month with no involvement from either of us.

I’d seriously look at spending a bit more to automate your business and make it scalable to meet growth needs.

These places really do need a power washing because it is littered with gum, dirt, liquid stains and so on and really does make the places look terrible but these landlords will not budge on getting it done but will happily spend a a couple thousand a month on landscapers to trim bushes and cut the grass every week.

I just purchased a 23 unit property and I'm looking for an automated way to collect rent. 

It will take you less than 30 min a week to manage it on your own through the booking platform apps and a few automation tools. 

Now with easier 'automating' technology you could setup a go button in IFTTT or apple automatons that when you give a certain command, it texts the appropriate party that you are out safely.  

I just wired mine to power without a switch so it is fully automated.

I have not done any wholesaling myself, but from what I understand it is very process and sales heavy, and anything you can automate or make into a funnel will certainly help.
