John Bianchi has some great free videos that I highly suggest watching that will help you analyze markets. 

It is essential to factor in percentages for your maintenance, cap ex, vacancy, etc. while analyzing potential investments. 

I understand there are many other criteria to analyze a property and market, and I will use all available statistics. 

When we analyzed it I thought on the high end we could make $50k but it sold off market and quickly so no complaints getting a little less out of it. 

We analyze our investment performance cocr, roi, roe, noi across our portfolio but also by neighborhood, property and unit--  all of these views are useful in different ways and all of these metrics require context.

If you were asking us to analyze a possible purchase, I'd say to run away.
