Boulder has low and declining cap rates, but appreciation has been quite admirable and there is a lot of potential for value-add in small multifamily in the area.

I am talking with a local agent in the area and here is the list of STR friendly communities they provided - Colonnade Club in Shipyard, Fiddlers Cove at Folly Field, Hilton Head Resort, Admirals Row in Folly Field, Surf Court in Forest Beach, The Spa at Port Royal Sound and Treetops Forest Beach. 

With some random cabins in the area with views and acreage that perform well also.I admire your properties on Cosby Creek @Collin H.!

If your broker is not offering, then get your association and other real estate networking events...Great mentors I don't think are assigned...the best ones are ones you develop relationships with.....first step is meeting them.If you have that mutual admiration...then you take it to the next step.What can you offer them that is of value, so they return the favor?
