I have just divided fuel on 12 units to separate meters and told my tenants they are responsible for the fuel accounts only to find out that 2 of the 12 have had their credit decrease since renting and the fuel company won’t do business with them.

I have spoken with the realtor at length and gotten copies of utilities bills, internet expenses, trash fees, etc. so I have reason to believe most of these are pretty accurate, but again, would like some feedback from the community on what i'm missing and what else i should be considering.

If the tenant is causing the moisture, they are responsible for removing the mold or hiring someone to do it.

Let them know that there will be routine quality control checks/inspections so that if your third party inspector finds any issues with quality, the GC will be responsible for paying for the correction.These are just some theories that I think will help and plan to implement when I operate out of state flips.

No idea if it is accurate or if anything has changed since then, but it indicated the following:PROGRAM 1 Owner use up to 2 weeks 50% of Adjusted Gross Standard FF&E in high season & 2 weeks Revenues from the Unit and accessory in low season package required.
