So many folks will scream that buying negative cash flowing RE is "gambling".

It was definitely a gamble, because I was assembling furniture up until the night before their check-in :o I only had an opportunity to advertise on FF, because it was the first place we posted and it got enough inquiries right away.

I would like to know if what we're thinking is accurate and doable.

It's more gambling than anything else.

With accurate emails or phone numbers I can be 10xing my contracts a month, any suggestions are appreciated!

Your investing career will be determined by your ability to accurately predict variable expenses, vacancy, maintenance, and CapEx. 

And regardless of whatever claims a company makes regarding the ranking of phone numbers, it's 100% not accurate and they are just trying to make it sound better.    

Are the number from the estimator accurate or is there a better way to find out the the correct number.

And before people start saying that the Seller will just net more, that also isn't accurate.
