But, I really wish they would have included a big investor, turnkey provider, or management company in the discussion to add some more perspective to the conversation.I don't think the owner occupant market in the low and moderate income areas is going to be as strong as Mr.

But maybe in not so obvious ways:  high property taxes (in certain cities), high F&E tax (for businesses), and high alcohol taxes to name a few.  

Moderate temperature with majestic mountains, wonderful coastline and efficient albeit a little pricey ferry system.

Example: A town's median income is 40k with a population of 8500, and sees moderate to low levels of seasonal tourism.

Also - would it be bad practice to moderately increase the rent (they haven't had an increase in about 3 years and their yearly $/sq ft is slightly below the market).  

But, those returns would get wiped out very quickly with any moderate issue, even when accounting for V & C and capx.

I plan on doing some occasional flips (I have a moderate amount of experience in the home renovation/remodeling business), but find I'm more interested in income properties and the BRRRR method!

These are upcoming areas and are developing at a moderate pace (new apartment buildings being built next to older ones).

On the flip side, they also offer moderate returns and minimal upside.

Once they leave the military and turn into alcoholics, let them pay for their own benefits.Get rid of public education.
