Of course I have several agents that I have met "the old fashioned way" but many more who I have connected with through instagram, some which led to doing literally millions of dollars of deals together.

Can anyone recommend a reasonably priced social media marketer to help post flip progress photos and other real estate related photos to Instagram and Facebook?

Cheaper than Google, YouTube, Instagram, Loopnet etc...If you are just using the pro membership for the calculators I don't see it as a bad investment but you won't die without it. 

I've recently had a few people reach out to me on Instagram, etc.. that found me through some old BP posts I made about deals I was doing.

I get stories of how she's in a bad place and so sorry....I felt bad for her....ive been trying to help her and find services and here we are at the end of the month..... and then I found her instagram.... .she's not poor or struggling...she moved into some luxury new apartment.

good job on that- zillow that will bring you a lot of traffic: shows it as a foreclosure - so at the very least- it confuses people... all selling sites have to be accurate and show the home in the best light... facebook- instagram posts: boost them with $10 each... 

These days, the success of a vacation is determined by instagram likes and the higher end properties are generally more photogenic than the average and lower tier ones.In Palm Springs, I am less versed but I've researched enough for my own investment knowledge and I think you really want to spend no less than $700-800k if you want to stand out and get consistent bookings and you're going to want to look for bed/bath counts of 4/3 and above or a knockout 2/2 or 2/3. 3/2s do the worst, statistically.
