@Christopher Gill I love how you are thinking outside of the box and love that you are recognizing this upcoming market.

This may be more awkward given you o/o, so you can always blame your "insurance guy" if you are not comfortable.

If it's awkward to set up an ironing board near the washer (and the washer outlet), find a good spot for an ironing board and make sure there's an outlet on the wall there.If your tenants trust each other enough, I have seen storage rooms in an apartment basement that were made by building walls out of 2x4s, and then just stapling chicken wire to the studs.

While a general rule of thumb is not to buy houses with awkward layouts that can't be changed, if you happen to do this, then you probably want to stage the house so that the prospective buyer can see themselves in the home.

With a non-refundable deposit, it seems awkward to ask for another deposit at renewal time.To Lynn's point, I can definitely see how a tenant could take the mindset that they have "pre-paid" for the right to cause pet damage.
