Not that I owe anyone an explaination, but my plane tickets were purchased in early JANUARY for this trip home...we only moved here 1/2/13...I only just found out what I am facing in regards to HOA's and the conflict many will have over my career choice less than two weeks ago...so please trust I am doing my best...but my folks don't have Internet...nor does my Granny's nursing home...which is where I will be a majority of my time (she turns 95 in May).

Seller financing is going to a lawyers office and writing up a mortgage where the buyer pays monthly to the seller (via a servicing company like trustfci.com re Dodd Frank and plane sanity).

If you are willing to take on a project the ones down under $150K need lots of work but could be good deals if you get the price down a little more.You can invest in like NH where the cash flow is often better then in MA and the landlord laws are less skewed towards the tenants.If you really want to get max cash flow you will need to get on a plane to see places that will do that.
