i'm planing on buying houses using seller financing.

Seller financing is going to a lawyers office and writing up a mortgage where the buyer pays monthly to the seller (via a servicing company like trustfci.com re Dodd Frank and plane sanity).

If you are willing to take on a project the ones down under $150K need lots of work but could be good deals if you get the price down a little more.You can invest in like NH where the cash flow is often better then in MA and the landlord laws are less skewed towards the tenants.If you really want to get max cash flow you will need to get on a plane to see places that will do that.

I replaced the water heater, water tank, and base board heaters.I did spend more than I planed on the remodel, but I don't have any maintenance or repair issues to deal with.
