You don't have a choice of the sellers agent and if they are bad slow, drop the ball that is where a buyers agent is effective. 

So far this is what I know- they list on all online platforms for free- they take photos for free- they have a 24/7 call number for guests/bookings- they will contact the cleaning business of my choice or suggest a partner in the area.

If this is important, the choice is clear.However, if you invest using the BRRRR method, you should be able to pull money out of a property and use it again if you buy it well enough with equity.
