They seem to operate a bit like the stock market... they can get spooked by world events and need time to settle back into certain products that to us seem "normal".I went to another bank we use and where they hold one of our mortgages and they said, "We have the product, we just aren't writing it right now"... which leads me to believe it's a pretty standard pullback given the concerns over how the corona virus will impact any particular market segment.  

@Luke Ski in my opinion our economy was in pretty good shape pre Corona virus.

I put a very small leveraged short on commercial RE however the logic behind that trade was in place before coronavirus.

Tenants expect free rent due to Coronavirus and they do not realize that Landlord has also expenses and commitments.

Kevin, it's too early to tell what effect the coronavirus will have a prices for short term rentals.

Had he been a decent tenant and communicated with me, I would take for face value that he was out of work because of the Coronavirus but since he has a history of being late I knew better.

From your examples, the potential missed rent payments (due to Coronavirus) and CapEx over the years, should have been captured in the estimated monthly vacancy and CapEx.  

You could argue that you are concerned about overcrowding with Coronavirus especially in a smaller property; but you would be on shaky ground.
