Its frowned upon because in many states, we 1099 the borrower after the property sells and if we don't list the property, and don't expose the property to the largest potential buyer market, we can expose ourselves to litigation for artificially suppressing the sales price.

Those who lie, misrepresent, convince desperate people to sign contracts without the consultation of their attorney or professional advisor, artificially inflate the actual market value, and intentionally deflate the costs of repairs all cause damage to the real estate industry as a whole and here on Biggerpockets, it’s not about slamming the wholesaler, rather, educating the real estate public so that hopefully more and more choose to do it right, legally, and ethically.
