You took action and you took the right action.

I am also finding that as you mentioned part of the learning curve is knowing what a particular state's law is.At the same time, I have in the past found paying some money for a course has helped me to learn and take action more quickly. 

The good news...it doesn't seem you have actually purchased real estate in these entities yet.

I suspect we will see more regulatory action around these and subto's in the coming year or two as many of these loans start to go bad.

The action is between the redeeming party and the [at the time] current property owner, as that is the party who can give title back.
