I have no experience leasing office space but we do a great job on our single family with professional photos/ listing to all the marketing websites and I have researched leased and available space in the area.Would this type of building ever warrant a commercial broker to fill the space or should we just use our in house PM company like single family?

Also, you will have to sign only a quitclaim deed, not any kind of warranty deed, because you cannot "warrant" (promise) that the tax deed title is good.

Most C class areas warrant much less "renovations" though. - And have you found you can charge more for a renovated interior, or does the price you are able to charge not really differ at all from competitors in your area, BECAUSE you chose to be in a lower class area? 

If you think your numbers warrant concessions, put it together in writing and submit it...period...don't spend a lot of time back and forthing verbally.

STR friendly condos are non-warrantable. 2.

The overall average is $85-90 for similar properties however this street is a little rough still and won't warrant that $/sqft. 

That may or may not warrant a roof replacement.Obviously turnovers are on you.  

most have gotten out of this niche as there just is not enough action to warrant .. 

If it's a non-warrantable condo, 5x the work.
