Even after extensive research, you must feel extreme confidence in your provider, as there a many "unknown unknowns" that research won't uncover - and it's your choice of service provider that will determine how well those "unknown unknowns" are navigated.

Any insight or advice on navigating this solo, particularly effective tactics for uncovering unique opportunities without a huge marketing spend, would be really appreciated. 

If you don't know the market cap rate, you should be able to reach out to commercial brokers in your area to uncover that by asking them what the current cap rate should be for an RV park that has these general qualities (if this is an off market deal, you will probably want to keep the name of the park to yourself) From there, you will have a target value to aim at. 

Anything that is not obvious that is uncovered during an inspection I bring back to the seller.

It's making it really difficult for investors to uncover deals in those areas. 

I'm a first timer too and worried about this stuff, my husband (plumber/contractor) has told me countless stories about his customers who have been out thousands becuase of inspections that don't uncover the things they should.

If I was still okay with the property for,acquisition after that, I would get a full inspection done on it and see what they uncover.
