Look at the existing inventory in you're area, find an investor agent who has experience with house hacking, pick the best option currently on the market that fits your budget and make the offer. 

We listed in December 2019 and by March 2020 - things picked up very quickly.

I pray that Realtors across the board get better at communicating with faster reply times (and or actually pick up the phone when it's ringing).

Here's how I do my due diligence:1) Portfolio matching: (takes 30 seconds per deal)a) Have an educated opinion on where I think we are in the real estate cycles (financial and physical market cycles)b) Then and only then do I pick the strategies, capital stack, and specialized asset subclasses that make sense for that opinion.

If you could see an optimal layout, then perhaps you could pick and buy your own furniture if you knew the inventory needed.
