Get in it and show him you are serious, by walking the inside.3) On the walk through find out how desperate he is to sell, and talk about what it would take to rehab this house or tear it down and re build, remember you are the expert on this not the guy from out of state.

If you don't, it's possible to get one with a brace and install it through the existing hole in the drywall; you don't *have* to go into the attic or tear up the ceiling.Whenever I am in the local Habitat ReStore, I notice that they have a few fans, but they always have several sets of glass shades for the lights.

Other strategies such as sub 2 transactions, installment sale transactions, leases and lease option to buy arrangements can be devised with TIC.Comparing a sandwich lease or master lease, a TIC owner you do not have to worry about the seller selling first before you sell; you can pass title as an owner and executed sales contract through and screw with your tears a partner or you can have a "power to sell"On biggerpockets we have talked about the problems with wholesaling, not being on legal title before we market the property.

Also we had a laundry room door that was overall in good condition but had some normal wear and tear at the bottom, well they must of decided they didn't like the door so they stored it in the outdoor building all year and its covered in dirt and mildew.

We do so and send it over after a brief phone call with the person who says it's their property and please make the offer out to hisname with a fast closing.Property is a tear down in a real good area (I guess you could rehab it too but that margin would be small, maybe renting it would work after rehab).
