If you got an attorney to evict in Jan and they failed to tell you to get a cashier's check or money order and wait for it to clear before dropping anything, then your attorney sucks.Real estate is a marathon, not a sprint. 

If they fail or refuse, then I keep the Holding Fee and the property goes back on the market.Be careful with your language.

@Travis Andres - Even with looser lending restrictions its hard to fail under the 70% rule, whether BRRRR or just flipping.

You need to set them up to expect failure.I am not saying you will fail, but there is a lot that can go wrong and ruin their reputation.
