Always try to run the numbers side by side with the two scenarios (as is, vs. the cash-out refi + new property) and look at the bottom line of each - typically the best way to do it.Also - any reason why you are committed to someone "local"?

IF you are going to use a PM, vet them and understand you should be committing to them to MANAGE the entire process, not just find a tenant....

But I get it if you can invest 500.00 U certainly cant buy whole notes or secured positions with such a small amount. becomes a personal decisions make 7.5% with risk of losing it all or buy T bills for about 5% with zero risk.. its up to the individual investors.
