agree with everyone else one thing to have it on a home you live in. but for a rental no way.your tenant expects stuff fixed.. even manufacturers warranties are fairly useless to the landlord.one of my units had a 2 year old water heater crap out.. but by the time you apply for the warranty etc what do you expect your tenants to do go without hot water for weeks ?????

I grouped all the random stuff I bought throughout the year for the rentals (everything from garage door track lubricant to disposable work gloves, etc, etc) into general materials and split equally between the 6 units.

You can also, "pay for keys." you would say something like "hey if you leave in 10 days, I will give you $500 dollars, but I have to see all of your stuff out and nothing destroyed to the property."
