It increases my company's asset strength should I ever need to borrow, and if I can't short sell or flip it, I can still generate the cash I need to purchase my next batch of homes.

What strategies (such as BRRRR) have you looked into that don't require financing up front and then any refinancing is more on the strength of the property than your own financials?

The partner should bring a skill or fill an role that is not your strength.

What we want is for people to see that even if you don't know much or have much money but you badly want it and are not scared then you take the RISK you put all your strength and the little you know into it, that is a leap that we chose to take and it was totally with it.I wish you success ;)

It is a big jump from a few residentials into commercial and your ability with construction may be the key to success here.....personally I would play to your strengths and increase rentals in newer, well maintained residentials......but it could be high risk, high reward as you mention, netting you millions over time or driving you into bankruptcy with an environmental hazard or demolition candidate....
