The second place I owned here in Anchorage I was able to bring from a 1+ star energy rating to a 4+ star rating.  

Washer/Dryer in upstairs unit only. 5 star rated home, walls 18" thick.Summer months:Electric between $250-$350/monthFuel between $100-$150/month (60-100 gallons) when turned on, some months we just turn the boiler off (JUN-AUG)Water/Sewer free except septic maintenance. so far this has been $0 total, but I expect to maybe get it pumped just in case late this year (rough guess $300)Winter months:Electric between $350-$450 monthFuel varies greatly with temp, heaviest usage months, I've purchased 300 gallons per month at the extremes of -40 and below temps.Water/Sewer still no monthly actual cost, but I plan on about $25/month to save for annual maint.When I average out my fuel costs simply taking fuel expeditures divided by 12 months, I get approx. $200/month.

The people who were renting were very understanding and still left me a 5 star review because I had it taken care of quick.

@Mindy Jensen For our VRBO Lake House we provide kayaks, paddle boat, canoe, life jackets and floats.We provide consumables: paper products, spices, condiments (squeeze bottles only) coffee. these items don't cost much and the guests really appreciate them.We have a fully stocked kitchen. extra pillows and blankets.We have something sweet in the fridge for them with a personal welcome card.We want to make it a great vacation for our guests and our 74 five star reviews on homeaway reflects that.We are constantly making upgrades to the property.

They "de-listed" one of my units for 7 days because a guests gave me a 2 star review.

Also, there will be a STAR report which will provide average occupancy, average daily rate, revenue per available room, supply, demand, etc.

In regards to a home inspector, we use 5 star home inspections.

They are published in legal publications - Johnson County in the Star, but it's usually too late really to do anything - but it's still tedious.
