Our neighbors recently moved and said they had similar circumstances (no security deposit or move-in inspection) and they got charged $1,000 for carpet repairs.We're concerned they're going to do the same to us - there's some minor stains on the carpet, some issues with fraying at the edges, but what I would consider minor issues.

I know guys who sand down & re-stain/polly for around $2.5 a square foot to do it.

Maybe the stains are really old and can just be sealed and then a new fresh coat of paint.

I would also recommend some wood shutters as well as gel staining or wrapping those few posts you have in the front with wood.

I always do two-tone paint, often replace counter tops, might replace one carpet, but leave another with a stain or two ... i don't go whole hog but I want to be in the top 20% at least "value wise."

Drywall is cheap and easy to repair/replace or remove and install.As for who is on the hook for the repair and cost, as long as the seller wasn't intentionally hiding the stain or had no knowledge of the issue, the new owner would most likely be.

I know this is some what old...If cabinets are in sound shape has anyone tried removing the doors, gluing on a 1/8” sheet of oak ply, use a router to open up the doors and drawers, and paint or stain.

The fireplace backs up; smoke enters the townhome (rented out) & has since caused smoke stains in the corner ceilings.I met the chimney contractor inspected this morning.
