The other part that many overlook is your lifestyle, what do you require to survive, vs thrive, many people cant deal with lean times well, or dont keep adequate reserves to weather a dry spell, I once went 13 months without a payday, you just have to prepare for those things while you are working.

JamesCalifornia has very spicific laws I would look at California Civil Code 1965, 1980 to 1991 those statues spell out in detail the procedure for disposing abandoned personal property.My apologies for not being clear in my first post but I went back and read this question from another site I read.  

If you have a tenant who stops paying (eviction lawyer) or a major appliance/furnace breaks, that could spell trouble.  

You should definitely put together a partnership agreement spelling out responsibilities and limitations.
