I’ve worked for some group home providers where they employ a maintenance worker who handles some of these issues (usually if the have multiple homes in a specific geographic location) and I’ve worked for homes where the handiest employee fixes things and that option doesn’t always have the best outcomes.

They won’t offer financial advice or specifics about what they think you should do but are there to answer questions and help you look at things from different perspectives.

Some insurance companies offer policies specifically designed for owner-occupied multifamily properties, so it’s worth asking about that option.The key is ensuring both your personal residence and the rental unit are adequately covered.

Once you know what specifically is stopping you, you can address it directly—whether that means learning more, asking specific questions, or just taking a smaller step forward.Sometimes the biggest hurdle is just narrowing down that fear and facing it head-on.

The greatest and probably only leverage I have as an out of state investor is the proof of funds to show I have the liquidity and the risk tolerance to average 2-3 deals per month.The Yelp thing is specific to California and only for companies.

Some were purchased specifically to be MTRs & others were conversions when it made sense.  

Rent control laws are market specific.
