I kinda got the whole concept of wholesaling it's just hard for me to calculate ARV & MAO because I seen some people use this formula ARV x 70% or 80% or 90% - repairs = MAO but I still feel like I'm not doing it correctly.

Don't worry too much about arbitrary values and formulas......the value of a property may temporarily go down, for instance, this market is due for a reset..... but in the long run, the value will always go up.Do your research, set your parameters and go get a property...maybe start with a SFR or two though and learn before you jump in big time.....

So my question is do brrrr cash out refi’s all deal with DTI or are there some more creative options that follow a different formula (I’ve read a little about some commercial lenders just making sure 75% of your rent will cover the mortgage?)
