but it sounds like your mind is made up on this mentor.. flipping right now is a pretty tough gig for a beginner depending on market. very low inventory then sky high rates for your buyers. so use caution be careful also make sure you have a GREAT RE Broker who knows the values and what you should and shouldn't do in the rehab to maximize your returns. these things are very market specific U simply need to make sure your matching what is expected in the market you choose.. 

There are some syndicators who simply do not know what they are doing or not that experienced.My minimum per accredited investor is 200k per deal.

This is a tough business but if you want to try I recommend either simply contacting the local tax sale office and ask them what the process is.

What has brought the most ROI is simply talking to people (people I know, and also strangers), and helping. 

The part you are missing is if that claim were to arise why wouldn’t the plaintiffs attorney simply list the deed holder in the claim?

AS a HML I have seen this play out with investors that drink the sub too coolaid and are simply not financially capable to handle issues when things go sideways.I have also personally bought over 100 sub to deals in my career..

Hey Karl, @Karl SzymanskiI can definitely understand the temptation to do something close to home, but it likely will depend on whether you are planning to manage these properties yourself (which I personally, wouldn't since you are simply just buying yourself a new job) and where the best forecasted ROI is at. 

Do i take a snapshot photo of my outgoing phone call to the GC or can I simply summarize in the log that I had the 1 hour conversation with the GC and summarize the details of the conversation?
