No free lunch in this market!

Cash flow is crucial, especially if you depend on it for your monthly income.Selling the property for $170k, which is above its market value of $120k, might seem like a good deal initially.

@Shane Smith Not familiar with flipping franchises, but if you are needing marketing and lead gen this could be helpful.

About me, most of my assets are RE but in another market so I would be diversifying in that market.Potential for appreciation is very uncertain: prices have risen a lot locally lately and are as high as they have ever been, and it’s unlikely higher prices would be affordable by locals.

Are you looking in other markets outside of NY?
