Every aspect of our existence screamed poverty to my classmates and it had a very humiliating and a lasting traumatic effect on me growing up that I carried into my adulthood .I know that sounds over dramatic but I would never permit my children to grow up in an environment like that having been shamed .

I mean sure the pictures show it needs a little loving but those numbers scream $175,000 all day to me and if it dresses nice you could push $200,000.

But I have a few friends that own retail mortgage companies I will ask one of them as this did peak my curousity..and I guess they get the higher service release since the rate is higher than market.. that just screams to me of the BS stuff that went on prior to 08.. with huge fee's taked into the back end of toxic mortgages.. like the pick a payment one.

@Jason Ray Richardson  I like the mHP  play especially at the price points you have talked about.. i would not buy those quality parks if I was not getting the screaming deals your getting.. they take work to manage that tenant base as well. non of those trailers you have will go section 8 right.. ?

@Patrick DesjardinsThis is a major frustration as the government does a typical Knee jerk reaction to an alleged issue that effects a small percentage of people who scream the loudest and hurts those it helps the most.Example is Ohio looking to pass a law where land contracts would essentially become extinct since you cannot charge more than 2% above 90day T rate (so right now 5%), you have to get the house inspected and you as the lender are still responsible for taxes, insurance and maintenance on the property.

I let him live in the house for 8 months for Free because he was a veteran and well I can afford to be charitable if I care too.. but even at that point I had to make a move.. and well he simply was not going anywhere but to heaven I hope.. the other ladies as stated simply never told hubbies and when I show up they are shocked.. so even though rental landlord is as Jim Wise says Savage  evicting hold over owners is on another level.. end of the day we get the house.. and like I said also some of them leave easy but many don't.. we just don't buy occupied if we can help it has to be a screaming deal..

However, having them buy you a condo and then also asking them to make 40% of the payments on it for a potential payday at an undetermined time in the future doesn't scream "Great Investment Opportunity" to me, so framing it that way may not be the way to go as it's more of a huge favor to you than an investment for them.
