Aside from the regular MLS such as Realtor.com, here are some options:HomePath.com for REO listings, Auction.com (properties listed there are sometimes eligible for conventional financing), Xome Auctions, LoopNet (perhaps not the greatest resource but look anyway), Hubzu although it can be (tedious and confusing), also check your city or county website for auction properties ( a very few may be eligible for conventional financing), HUD Homestore (another tedious process but worth checking)ForSaleByOwner.com (search your area, not all properties listed are on the MLS)4SaleByOwner.com (ditto)Craigslist Toledo OH, real estate for sale by owner listings (beware scams, but sometimes good things show up)Facebook Marketplace for Toledo Ohio, there is a real estate sectionLocal bulletin boards- post a free ad saying what you are looking forBigger Pockets Marketplace!

It's those maniacs that buy homes cash via quit claim deed off of craigslist that really get screwed.Make sure your property manager is a licensed real estate brokerage.Google Clayton Morris scam and/or Morris Invest scam for a cautionary tale of what not to do when buying turnkey real estateUnderstand you can not eliminate all risk, only mitigate it.

I just didn't want to make it possible for him to sue me.First, I wrote a negative review about him on a very popular niche-related site (like BiggerPockets in your case; just be careful if they have a common name so that you don't hurt someone unrelated) and his business using this title to make sure that it ranked in the top 10 any time somebody searched for him or his business:"Joe Blow of Joe Blow's X in San Diego, CA: An Honest Review After He Didn't Finish the Job AREA CODE + PHONE NUMBER"I was careful to make sure that I just stuck to the facts and didn't call him names or use words like "scam" or "ripped off."

The ways in which someone can trick or scam you in real estate are numerous so it would be difficult to comment specifically based on what you've provided, but just the fact that someone took the time to go to a meetup and give you a business card offering to provide their service in and of itself isn't sketchy.

Scammed by our partner who had 10% of the house, asked for a lot of money to do rehab, then asked us to get loan on the house (originally purchased in cash), scammed by lender, ended up paying $8000 for lender fee etc, had to hire someone to rehab for the job he never completed, so spent ~10k after we kicked him out.
