They certainly are harder to find and I usually target the homes that need some work and have been sitting for longer with the target to get them below asking, sometimes substantially below asking.~ Lindsey

Not asking you to dog on your listing, but I'm interested, because I do see the middle-of-the-road homes -- clean, but not updated, nothing special -- sitting for longer and the nicer ones with a little something extra going quickly.

Whether is taking his "course", paying for the self written articles about his success or aka writing "puff pieces", buying fake Instagram followers, sitting on FB marketplace trying to get someone to pay for a house they don't know is condemnable and pay to have DJ remodel it and DJ never completing the remodel,  him spending an enormous time defending himself in small claims court, and threatening charges on  people that don't know law so they pay what he wants.All of those examples came from either my observation, experience, or other peoples reviews of him.The guy rented me a condemnable property.

If your going to sit around and wait for a windfall no-brainer net profit day/month 1, well, get comfy it's gonna be a loooooooooooooong wait. 

The market here in SD continues to appreciate 10-11% year over year and with a shortage of inventory it's not showing signs of letting up so waiting 5-10 years to just sit on a 3% interest rate on your Merced rental when your goal is to move to SD makes sense to do it sooner rather than later.

However, I cannot recall their name, I'm afraid - it's been a few years.  

It's crucial to check at actual listings to see if they are getting filled or they sit vacant.

You have to really sit down and consider all the income and expenses.

Which we have pre sold to some of the major builders like Toll or Lennar and some regional I cant recall the name..
