Most military assignments are for two years and if they don't plan to buy, they they will rent and typically will look in above-mentioned ranges (however higher ranking military personnel will seek more expensive accommodations).

Look for schools nearby and how the state has ranked them, meaning the higher the ranking, the more attractive your place becomes.Overall I think you need to decide what kind of investing appeals to you.

Many OOS investors set themselves up for failure because they don't truly take the time to understand:1) The Class of the NEIGHBORHOOD they are buying in - which is relative to the overall area.2) The Class of the PROPERTY they are buying - which is relative to the overall area.3) The Class of the TENANT POOL the Neighborhood & Property will attract - which is relative to the overall area.4) The Class of the CONTRACTORS that will work on their Property, given the Neighborhood location - which is relative to the overall area.5) The Class of the PROPERTY MANAGEMENT COMPANIES (PMC) that will manage their Property, given the Neighborhood location and the Tenants it will attract - which is relative to the overall area.6) That a Class X NEIGHBORHOOD will have mostly Class X PROPERTIES, which will only attract Class X TENANTS, CONTRACTORS AND PMCs and deliver Class X RESULTS.7) That OOS property Class rankings are often different than the Class ranking of the local market they live.8) Class A is relatively easy to manage, can even be DIY remote managed from another state.

While it's always a good idea to have a professional website, you may find it's difficult to compete/rank well enough to generate enough traffic to generate enough leads to fill your pipeline.

(This can be seen from as early as kindergarten, where I took all of the cokes from my parents refrigerator and went door to door in the apartment complex selling them, 1st grade when I sold all of my school supplies in class so that I could buy a toy that I wanted, and even in high school when, due to the fact that I couldn't afford a paintball gun that I really wanted, I build a paintball club signup notebook complete with maps and rank structure and handed it to one of the most popular kids in school to get people to sign up for a small fee, would have worked if my mom hadn't found the notebook at home and got a little suspicious to say the least.)
