Very familiar w the city as I was born and raised here.Going 20% down conventional w plans to pay it off ASAP as I make over 100k per year after taxes and live well below my means.I hope to rent it out and cash flow as soon as I pay it off.Today during the blue tape walkthrough I identified an issue with the front door.

Would this raise any flags?

Taking advantage of a natural disaster to get yourself a pay raise, classic union tactic. 

Was not aware there was a something like third party verification company. 

3.Hard Money Lender – I’m aware these loans are based on the value of the property and not your personal situation, but the interest rates (10-15%) and short repayment terms are a bit intimidating.

The portfolio of homes would do a lot better if the rates weren't trash, and since they are a bigger pockets member they became aware that you can wrap up a bunch of single family homes into a single commercial mortgage (sometimes called a "Blanket Mortgage"), generally if they are geographically concentrated.
