Thanks in advance.  90% LTV product cash out is for primary residence and has no monthly MI pricing is about 1-1.375% higher than conventional going pricing so there is a slight premium for it but it is 30 year fixed and available for those who need the money compared to other options available.You can always transfer to LLC later on once you've seasoned your payment history on the loan for 6+ months to be safe.

I would also recommend buying paper goods/cleaning products from a WB Mason or something like that for the best savings.For mattresses, I use Lucid - they are so comfortable and affordable, they also get delivered in a compact box which makes it easy.Have some type of signage out front and make sure the numbers are easy to differentiate on the property, that way its is clear and straightforward for guests.

The challenge when renting directly to the government is that they expect below market rents.From what I've read in the past, most institutional investors look at these leases like US Treasury Bonds (extremely low risk) and expect a similar rate of return as bonds.Keep this in mind while you try to negotiate a rent increase.
