STR's probably take more effort than investors expect, but they are a proven and generally less available (due to regulation) asset class. - Do you data research.

Hi Adam, because there are lots of STRs on the market, so you see regulations are tighter and tighter.

I recommend you read some books about how to manage properties well, use a strong contract, know that contract inside/out, know your state law inside/out, build policies and procedures to catch and stop problems quickly, know how to screen and select good applicants, etc.An ounce of prevention is worth a pound of cure.

You can figure that out by reaching out and talking with the municipality and/or reading their regulations for yourself.

But...If the average renter is being left behind, if their income can't stay in line with the cost of living, I fear it will lead to a larger crisis and continued intervention/regulation by government.  

Do you know the regulation for Florence?

I have a realtor friend that knows the Miami STR regulations like the back of her hand.

Also, setting up proper banking and other procedures is important if you choose an LLC option (avoiding things that will help an appossing attorney break through the LLC)
