Preserve your cash for reserves and buy in an area that hits your cash flow mark without having to live there.The other areas sound like you want to live there because they are nice but prices are too high.You need to look for a local bank that has a duplex to quad to sell in the area you want or check Fannie Mae and Freddie Macs site for properties.
