I have a tenant renting a room who has always paid his rent for the past two years.

When I have done that in the past, we had a purchase agreement written up by a lawyer and the seller reviewed.

So this would NOT met the 45% of DTI based on either of these two scenarios above.But if I take these total rents and in my stock/dividend portfolio, has anyone seen this work in the past?

There are other avenues to review but I agree past rental history is important (disclosure I have 15+ doors right now)If you feel bad for them then rent to them.My point is its corporate america and you are blaming the wrong person - you are blaming the corporation but you should be blaming the politicians who create an environment that is tenant friendly and sue happy. 

I can send you some personal ones that I have used over the past 2 years but they're only in the Columbus market.Beware of other agents that are not local to Ohio telling you what they think you should buy.
