Second, I'm looking fore some creative ways to acquire the property that will be mutually beneficial.I.E.

Stability over longer period is big beneficial in RE investment.

You are absolutely correct that it will be beneficial to some, especially those who aren't terrified of this lead business ( That old saying, The more you know, the more you grow)!

Finally, it would be extremely beneficial if you can put your marketing on autopilot.  

It seems like that would be more beneficial.  

I believe I can do a much better job investmenting that money in property that will increase in value twice as fast as mutual funds + cash flow.

I have not been in the position of needing to do cash for keys but I certainly think if you both agree to mutually terminate the lease in exchange for cash, there shouldn't be any issues.  

Walk score matters a lot, too.As a huge car tuner guy, I've learned to accept this & find this to be mutually beneficial for all.
