As a very generous estimate in my favor, I'm guessing the water heater, ac unit, fridge, dishwasher, and microwave will all need to be replaced in 10 years.

Had to do a ton of work remodeling the place (paint, some new flooring, carpet in bedrooms, kitchen countertops, added dishwasher, over range microwave and open shelving instead of upper cabinets).

Also, it might be some time before I actually get kitchens installed - so I'd probably just put in a fridge, microwave, hotplate,  - anyone see any issues with this?

They broke the microwave, somehow turned our hot tub green, broke one of the burners on the stove.

not surprising. 99% of gurus are crooks that leave out the facts Instead They play on emotion and sell you a dream .gurus are like remote control microwaves .

I've had lightbulbs, custom cut blinds, and a hanging microwave disappear though, and on each of those cases I had a security deposit to deduct from.

If you're just doing a wet bar (aka no stove, just a sink, microwave, fridge and hot plate) you can get an over the counter, or STFI (subject to field inspection) permit in under a week.
