The way you describe wholesaling and mobile home investing makes it sound as these are not a true passion for you, but merely a means to an end. 

I'm merely offering some things to consider.    

If you put your mind to it, you can learn in a very hand-on way through merely talking with people at these meetings who were in the position you are in right now, and that's just starting out.  

That's merely the age at which point IRA distributions can be taken without an early distribution penalty.

Many a real estate deal was lost, or ended up making no return, due to the mere fact that the deal was not properly funded to start with.

And it is not a delayed closing because there is no purchase and sale contract drawn up but rather a lease and an option agreement, which I am sure you know it merely gives the optionee the right-to-buy the asset but not the obligation. 

But I don't see why @Bobby Holley should settle for just $5k on the deal merely because he was clever enough to have minimal dollars into it.If I had $25k lying around only earning bank Interest Rates (or even if I could borrow it at conventional Interest Rate), I might be persuaded to lend it to a friend that I trusted for $5k interest over $3 months!

Mere presence of an external and easily visible camera may deter trouble makers and give sense of security to the tenants. * Motion activated lights and lights around the property. * Window boxes with miniature evergreens.

So, you could win the first round but lose on the second round, and merely get you deposit money back.Private auctions are conducted, too.

Anything to do with wholesaling there will certainly be naysayers if only for the mere case of being jealous - especially of a $50,000 profit!
