Properties, for novices, which look good on paper and have good cash flow usually come with C to D+ areas, risky tenants, and a lot of cap ex that you can't see on the internet (basements, roofs, water issues, outdated mechanicals).You are turning a terrible loss into a springboard which is great, but you are trying to move too quickly it sounds like.

So I for one think the 30k number in 20 years is a very realistic number to have to live a very nice lifestyle as long as you have no debt or minimal debt. health insurance auto insurance TAx on your home and utls food clothing etc is going to run folks at least 5 to 7k a month.. so what great life is one going to have on 3k a month.

Significance there is that Fannie and Freddie decided in March of 2022 that they were going to basically eliminate the 10% down option by adding high enough fees that lenders couldn't pass a fees test unless they were going to originate the loan at a loss
