Is this a viable strategy or am I out of my league? 

@Jon PitcherJon I don't think telling a friend or partner to check something out is in the same league as selling a security.Furthermore, looking through the different securities licenses and the items which they grant a holder to sell, it doesn't really seem like this fits any of the descriptions. 

Those commercial units are definitely a league up from the regular residential stuff where all the dentists are lawyers that are looking to increase their short term deductions are looking to overpay for property in order to park their income. 

Many of these building are pretty dedicated to their specific client and you could be left with nothing but a chunk of land I take OP as a small fry getting big league advice..     

Looks like the builder wants to wears the uniform but wasn't quite ready for the big league.

Unfortunately, that's out of my league, I don't have good contacts in construction.

But other than that it is just way out of my league to invest in commercial space, although id love to.My question to you is: How would you go about networking to find partners and other investors?

I love reading these, so now that I am in the big (well, minor) leagues, I thought I'd start one too.On September 8th, I, my husband, father-in-law, and 6 week old son made the trek down to the county court house for the tax delinquent auction with an envelope of cash.

It is rural-ish, but not boonies; it's actually not far from an Industrial Park and a Minor League ballpark, but the actual road where the house sits has fields and stone walls across the street.
