@Jose Ortega Focus on doing any outside work (roof, siding, landscaping), plumbing work, and HVAC work first and see where you are at after that is done in terms of tenants moving out, etc.Will the major cap ex items being repaired put you in a spot where you will get the appraisal you need to execute the BRRRR?

Overall, the pool needed to be completely redone, needed updated windows, finishing out the garage with drywall, replacing the carpet upstairs, and a little bit of landscaping.

We resided the house, replaced the HVAC system, renovated the entire kitchen and bathroom, refinished the hardwood floors, poured a new concrete porch in front, repainted the house inside and out and redid the landscaping.

We have slowly upgraded the property by adding in a new driveway, walkway, new duct work under the house, updated the landscaping for curb appeal, installed recessed lighting and ceiling fans throughout the house and repainted all the interior rooms.
